New grocery store, residences transform upper Main Street

When he introduced plans to develop Sota — the 12-story condo/hotel mixed-use project at the corner of Main Street and Goodrich Avenue — Rodrigo Trepp of Trepp Development called the area “what’s happening next” in downtown Sarasota.

Indeed, redevelopment is active on the eastern end of Main Street, also known as upper Main Street, with multiple residential and mixed-use projects either under construction or in planning. Located in one of four federally designated opportunity zones, the area bisected by the intersection of Main Street and U.S. 301 is ripe for investment.

How a Bolivian developer chose Sarasota to build a 16-story hotel and condo tower

Rodrigo Trepp has been involved in the construction of 13 high-rise buildings in Latin America, but his next development project − and first in America −will be built in Sarasota.

Trepp is leasing about 2,000 square feet of office space off Orange Avenue in Sarasota and opened a sales gallery on Main Street for the 35 condo units available in the 16-story mixed use downtown development called SOTA.

Luxury Living on Main Street

Metropolitan excitement meets tropical living with the SOTA Hotel & Residences, a chic new boutique hotel and luxury residence building that will sit at the corner of Goodrich and Main Street at the eastern gateway to downtown Sarasota. With plans to break ground this summer, the SOTA is projected to be up and running by summer 2025.

Another large proposed development on Main Street has the potential to push more commercial activity east in downtown Sarasota with a planned 16-story hotel and condominium project.

SOTA Hotel & Residences would consist of 35 condos and 120 hotel rooms across two parcels of downtown property on the north side of Main Street. Plans call for the demolition of three buildings on the parcels, including the Italian pizzeria Il Panificio.

SOTA at the center of ‘what’s happening next’

Rodrigo Trepp was visiting the east coast of Florida with his family on a half-vacation, half-site exploration tour for development sites for his company, Trepp Developments, when his financial partner, Michael Ealy, suggested he take a look at Sarasota.

Developer calls east Main Street ‘what’s happening next’

Rodrigo Trepp was visiting the East Coast of Florida with his family on a half-vacation, half-site exploration tour for development sites for his company, Trepp Developments, when his financial partner, Michael Ealy, suggested he take a look at Sarasota.

That was in December 2019, just before the world turned upside-down, but the city and Gulf Coast made a lasting impression. So much so that Trepp assembled a local team of well-known development and real estate names — Hoyt Architects, Michael Saunders and Joel Freedman — to help bring to life the Bolivia-based company’s first U.S. project, SOTA Residences & Hotel, to the corner of Main Street and Goodrich Avenue.
